Leasing

Yes, we offer both! Please contact our team for rates and required screenings.

We allow several options for paying rent, including ACH, credit card, debit card, or cashier's check with management approval. 

You are welcome to submit an online application through our website or in-person at our leasing office. Check out our floorplans

Application requirements include meeting minimum income, credit and background checks, rental history verification, and pet documentation if applicable.

Yes! We require a deposit to reserve a unit. Contact our team for more details. 

Yes. We require a minimum liability limit - contact our team for more details. 

Yes! Roommates must apply, pass screening, and will need to be added to your lease before moving in. 

We love our residents! You will receive a renewal offer prior to your lease ending that can be signed digitally or in the leasing office. 

Rent is due on the 1st day of the month. We have a grace period until the 4th, and rent is considered late on the 5th, with late fees being accessed at that time. 

To terminate your lease early, you'll need to provide our office with a 60-day written notice. Early termination fees will apply and you may be subject to concession chargebacks if applicable. 

Maintenance

Yes! We have 24-hour maintenance, including after-hours emergency maintenance. 

Create a service request online in our Resident Portal or in your Resident Experience app. 

No. If you will not be home, please add this in your maintenance request and include that staff has permission to enter the apartment. 

A fire, flood, no A/C when the temperature is 80 degrees or higher, and no heat if the temperature is 65 degrees or lower. Emergency requests are responded to immediately, urgent requests within 24-hours, and all other requests within 48 hours.

Parking Policy

We have first-come, first-serve lot parking available at no cost. We also offer reserved spaces for $50/month and private garages for $200/month. Contact our team for availability! 

Pet Policy

We love our furry friends! We have restrictions on aggressive breeds, but no weight limits. Contact our team for more details. 

Pet fees include a one-time Pet Fee of $350, one-time Pet Screening of $30, and Pet Rent of $25/month, per pet.

Community Rules

Yes - our quiet hours are from 10pm - 7am.

Yes. Guests are permitted up to 7 days with notice to Management. 

Amenities

The pool is open from 10am-10pm during pool season. Our pool is not heated. 

Our fitness center is open 24-hours. 

Visit us in the office! Amenity fobs may be replaced for a $50 fee. 

Apartment Features

All apartments have stainless-steel appliances, including a refrigerator, range, dishwasher, and microwave. 

Call our office to discuss. Reasonable accommodations will be reviewed for approval. 

Utilities

Utilities are not included. You may set up your preferred electricity provider. Management will set you up for water, sewer, and trash billing.

We're happy to help! Visit the office during business hours and we will provide a key. Don't forget your photo ID. If you are locked out after hours, you are required to contact a locksmith. 

Packages may be delivered to your door. Please provide the courier your gate code. 

We are proud to be located in Red Oak ISD. 

After a final inspection by management, a final account statement will be sent within 30-days of move-out. If you are to receive a refund, you will receive an email with instructions for either a direct deposit or check by mail. 

Yes! We have controlled gate access.
